A Neighbourhood Built Around Space

The concept of Chanakyapuri was to expand beyond the Lutyens area of New Delhi. Special attention was given to the planning of open spaces, wide avenues and appropriate areas for diplomatic missions and residences. It is also recorded in history that at times, some plots within the diplomatic enclave were leased to private individuals.

This design resulted in a neighbourhood where buildings were typically spaced by gardens, setbacks and landscape between buildings, not closely bunched. This is one feature which is not common in many newer residential localities of Delhi, and this still makes Chanakyapuri a low-density locality.

Architecture Influenced by Delhi’s Climate

The architecture of the early residences of Chanakyapuri is a product of contemporary architectural concepts and adaptations to the climatic conditions of Delhi. Open spaces, shade and large openings and strategic room placements were used to enhance natural ventilation and control the sun.

The Karl Malte von Heinz designed early Chanakyapuri bungalow is one such example. The house was designed with a large verandah, columns and plenty of space to let light and air into the house. It’s design reflects the marriage of contemporary architectural thinking and consideration of the environment of Delhi.

These are still relevant principles of architecture used in the older independent villas for sale in Chankyapuri. The sizes of the lots can be accommodated for more separation between the inside and outside, and for the space needed for gardens, courtyards, parking and other house needs.

The Independence of a Legacy of Residences

The architectural heritage of Chanakyapuri is linked with the diplomatic history. The quarter was established to house embassies, high commissions, ambassadorial residences and other related structures. With time its housing areas also came to be identified as those of senior officials, established families and property owners.
