For commercial agents, working with a customer or as a business owner working to find a workspace that meets their current needs but can also accommodate their future needs is not an easy challenge. Such a task can be further complicated by considering space, cost and location constraints.

There is a simple method that contemplates five main factors concerning the acronym IDEAL. It will help you to maintain the search based on the expectations of your client or your own and simplify the unique proposals of selling the ideal space.

I of Implementation

Consider how your customers deploy the current space. Are there employees who could work from home? Most desktops are not used for 55% of the time. Remember that anything too short for your demand or too large for your budget is not going to help you in the long run.

D of Discourse

Check if there are public transport stops, metro stations near the office, it is convenient or not to get to the office from different parts of the city. Measure how long you will need to travel from home to the office. The less time you lose, the better. The more convenient it will be to get to the office of your employees – the easier it will be for you to hire staff.

Parking and traffic jams

Check whether it is convenient or not to park near the office. Is there parking for tenants and how much does the place cost there? How serious traffic jams are near the office center. In our city, one of the office centers refuses to go, couriers, because there in traffic jams you can lose a lot of time.
